How to Verify a Dubai Property Project Before Paying a Booking Amount

Verify a Dubai property project by matching the advertised development to official project information, checking the people authorised to sell it and reviewing the contract and payment route. A professional brochure or event presentation is a starting point for questions, not a substitute for documentary checks.

Complete the essential verification before paying a booking amount. After payment, your options may depend on the reservation and sale terms you have accepted.

Identify exactly what is being offered

Request the registered project name and number, developer's legal entity, location, unit reference, layout, area statement, specifications and proposed payment schedule. Brand names can differ from legal entities; record both rather than assuming the well-known marketing name is the contracting party.

Ask whether the unit is sold directly by the developer, by an existing off-plan buyer or as a completed resale. Each route has different documents and outstanding obligations to examine. Ensure all price sheets and messages refer to the same unit and transaction type.

Use official project-status information

Dubai Land Department provides a project-status enquiry through its website and Dubai REST. The service allows a search using project name, number or land details and provides recorded project information. [1]

Compare the official result with the seller's material and note the date of the recorded update. If the project name or developer details do not match, stop the payment process until the difference is resolved. A completion percentage is a record of project status, not a guarantee of your unit's delivery date or quality.

Check the broker and selling authority

DLD provides services to verify relevant licences and permits and to verify title deeds. Use the appropriate check for the transaction rather than relying on a logo or a screenshot supplied by the seller. [2]

Ask the individual and brokerage to identify the entity responsible for the transaction and the authority under which they market the unit. If someone acts for a seller or developer, confirm their authority and any limits. Keep the documentary evidence with your booking record.

Confirm the beneficiary before sending money

Obtain payment instructions through an independently verified developer or transaction channel. For an off-plan purchase, verify the relevant project escrow details through appropriate official and bank checks. The DLD project enquiry interface includes project and escrow information fields. [3]

Do not treat bank details in an image or a forwarded message as independently verified. If the beneficiary changes, re-check through a trusted contact obtained separately. A personal account, unexplained third party or urgent request to bypass normal instructions requires resolution before transfer.

Read the documents that create your obligations

Ask for the reservation terms and draft sale and purchase agreement before paying. Check whether the booking payment is refundable, what triggers retention, how long the reservation lasts and when the next commitment becomes binding.

Review completion provisions, payment triggers, permitted design changes, area adjustments, default, cancellation and assignment. Have a qualified professional explain material legal clauses rather than accepting a verbal summary. If an amenity, view or incentive is decisive, establish whether it is documented and what qualification applies.

Check the investment claims separately

Verification of a registered project does not establish an attractive price or assured return. Ask for comparable transactions, realistic rent evidence, estimated ownership expenses and the basis for appreciation claims.

For a proposed metro connection, road or nearby attraction, ask for the competent authority's actual project status. Distinguish an operating facility from an approved proposal or early announcement. Avoid paying a premium solely on a future infrastructure claim you cannot substantiate.

Frequently asked questions

Does project registration guarantee my return?

No. Registration checks and investment assessment answer different questions. Rental performance, resale value, expenses and execution risk still need separate review.

Can I rely on a bank-account screenshot?

Use independently verified instructions and confirm the beneficiary. A screenshot alone does not establish that an account is correct for your transaction.

What if I am pressured to book before reviewing documents?

Ask for the documents and a written explanation of the deadline. Make the decision on verified terms and affordability; an offer deadline does not resolve missing information.
